New Master-planned Community in Dripping Springs

Headwaters, a new master-planned community by Freehold Communities™ that features designs centered around healthy living, is now open and selling new homes in Dripping Springs, Texas. Headwaters is located two miles east of downtown Dripping Springs on U.S 290 and just 30 minutes west of downtown Austin, Texas.
Perched upon 1,035 acres of Hill Country land, the new development will contain 1,000 new single-family detached homes with lots ranging from 50 feet to 80 feet. Built by David Weekley Homes, Trendmaker Homes and Drees Custom Homes, houses range in size from 1,800 square feet to 4,600 square feet and include a variety of one and two story floor plan options.
An Engaging Approach to Healthy Living
Staying true to their trademark Vital Communities™ concept, Freehold Communities’ healthy living approach to creating communities, Headwaters’ amenities focus on fun ways to stay fit and enjoy outdoor activities, including eight miles of trails overlooking Texas Hill Country, a state-of-the-art fitness center and on-site fitness classes, resort-style pool and splash pad for kids, and preserved open, public spaces featuring five protected hilltops. One of the hilltops, where the original ranch house still stands, is being turned into a community park with gardens and a stargazing venue. In addition, 300 acres of future parkland directly adjoin the property, and the activity center, “HW Central,” is scheduled to open in summer 2017.
Of particular note, the Headwaters community will have an on-site lifestyle director, Audrey Clay. Clay’s sole job is to plan a variety of social and recreational events within the community to encourage engagement with residents.
“The fact that Freehold Communities contracts a lifestyle director from the get-go really shows their commitment to community engagement,” said Clay. “When residents move to Headwaters, they will be asked some questions about the size of their family and what recreational activities they enjoy doing.”
From there, Clay will be able to create lifestyle events tailored to the interests of Headwaters residents. “I want to incorporate that neighborly feel,” Clay said.

A truly unique feature to the Headwaters community is Homestead Park, now completed, which includes a picnic area and historic ranch house site, perfect for unabated stargazing. Originally known as the Hazy Hills Ranch, dating back to 1940, construction crews worked to maintain the original stone exterior, interior and fireplace. In addition, crews incorporated flower gardens which now cover what used to be the floor of the original house. The area serves as a peaceful and charming place for Headwaters residents to retreat, and has already impressed potential homebuyers visiting the park.
In March, Headwater’s public grand opening celebrated the new community and invited attendees to tour model homes while enjoying family-friendly activities such as live music, balloon twisters, caricaturists, face painting, prizes and Austin-based food trucks.
Throughout the event, prospective homebuyers were particularly interested in Headwaters’ goal to embrace outdoor living and community engagement. Also of interest was the availability of natural gas throughout the community and the knowledge that almost all home sites back up to open space.
